three-storey duplex features trimless design, spray foam, and cohesive curb appeal.

This project involved a two-storey top-up addition. The mandate – convert the existing semi-detached single storey dwelling into a 3-storey duplex w/ detached carport & large 25ft storage shed. By maintaining a cohesive front porch and gable roof line with the attached neighbour it allowed for a more unified curb appearance. From there, a modern black corrugated steel application stands out w/ a top band of light coloured EIFS to soften the appearance and tie in w/ the original century brick. Each unit was made into a 2 bed 1.5 bath suite w/ separate mechanical & 200amp electrical service. Replacement of all underground drains to the city connection & upgraded water service were critical to the longevity and proper functioning of the building given the increased load w/ 2x kitchens, 2x laundry suites, and 4x bathrooms. Proper planning and investment in building infrastructure is critical and should not be overlooked! Multiple flat roof applications treated w/ spray foam on the underside to maximize comfort and energy efficiency. A unique feature in the Upper owner suite was the addition of flush baseboards and trimless windows & doors. A shadow reveal in place of trim compliments the modern design and creates interest.
